How to Search Louisiana Recorded Documents (Start Here)

Recorded documents in Louisiana — deeds, mortgages, liens, plats, and other land records — are filed with the Clerk of Court (Conveyance Office) in each parish.

What this page covers: Louisiana recorded document searches — deeds, mortgages, assignments, liens, plats, and other instruments filed in the public land records. What it does not cover: Property valuations or tax data (those are on the Property Records page).

Where to start: Go to the Clerk of Court (Conveyance Office) in the parish where the property is located. Many parish clerk of court (conveyance office)s offer online document search by grantor/grantee name, book/page, or instrument number.

Common mistake: Recorded documents show what was filed — they do not confirm current ownership or lien status without a full title search. A deed in the index does not mean it is the most recent transfer.

How Louisiana Recorded Documents Work — Deep Dive

Parish Clerks of Court — Louisiana's recorder of deeds

Each of Louisiana's 64 parishes elects a Clerk of Court who serves as the recorder of real-property and related documents. Jefferson Parish's Mortgage & Conveyance/UCC division publishes a full description of the document types handled — sales, mortgages, building contracts, judgments, oil-and-gas leases — and the indexing scheme [jpclerkofcourt.us]. Calcasieu Parish maintains a UCC records portal showing the typical fee schedule and how to request certified copies [calcasieuclerk.gov]. Smaller parishes (e.g., Natchitoches, Bienville) provide in-person and limited online access to their indexes.

Two parallel indexes — Mortgages and Conveyances

Unlike most states' single grantor/grantee index, Louisiana law preserves the historic French-civil-law division between the Mortgage Records (covering mortgages, judicial liens, building-contract bonds, and other security devices) and the Conveyance Records (covering sales, donations, exchanges, leases over 90 days, and other transfers of ownership). A title examiner must search both books in the parish where the property is located. Each book is independently indexed by name, instrument type and date.

UCC and business filings — Secretary of State

While mortgages on real property and fixture filings are recorded with the parish Clerk of Court, freestanding UCC-1 financing statements on personal property (equipment, inventory, accounts) are filed with the Louisiana Secretary of State through the File UCC Online portal. Searches of pending and lapsed UCCs are available there as well — this is the same office that handles corporate, LLC and nonprofit filings.

Frequently Asked Questions: Louisiana Recorded Documents

Parishes. Louisiana is the only U.S. state that does not use the term "county" — its 64 subdivisions are called parishes, a legacy of its French/Spanish colonial church-parish boundaries.

The elected Clerk of Court in each of Louisiana's 64 parishes is the recorder of deeds and mortgages. In Orleans Parish the function is split with the Custodian of Notarial Records and the Land Records Division [jpclerkofcourt.us].

Conveyance Records hold transfers of ownership (sales, donations, exchanges, long leases). Mortgage Records hold encumbrances and security interests (mortgages, judicial liens, surety bonds). Louisiana title examiners must check both — the indexes are independent.

Statewide UCC-1 financing statements (non-real-estate) are filed and searched at the Louisiana Secretary of State File UCC Online portal.

Larger parishes (Jefferson, East Baton Rouge, Caddo, Lafayette, Calcasieu, Orleans) publish online indexes; many require a paid subscription to view document images. Smaller parishes are typically search-in-person at the Clerk of Court office.

✓ Truth: Partially false. The original is federal (NPRC), but many veterans record a copy at their Louisiana county for easy access.
❌ Myth: "Old Louisiana recorded docs are fully digitized."
✓ Truth: False. Most Louisiana counties only digitized records back to ~1990-2000. Older docs are paper at the courthouse.
