About this guide

The county keeps the title and the value of every Lompoc parcel; the city keeps what is built on it. A full look at a property takes both.

This guide covers deeds, values, permits, code cases, Sheriff's sales and common questions.

The other Lompoc guides cover Lompoc public records, arrest records, warrants, inmate search, criminal records, court records, police reports, traffic tickets, DUI and divorce records.

Deeds, Mortgages and Liens

Deeds, deeds of trust, liens and other documents that affect title to land in Lompoc are recorded by the Santa Barbara County Clerk-Recorder, part of the elected office of the Clerk, Recorder and Assessor. The Recorder's document search searches the index of recorded documents; the office's phone is (805) 568-2250.

Assessed Values and Property Tax

The county Assessor sets the value each parcel is taxed on and keeps the parcel maps; look a parcel up with the Assessor's parcel lookup. Under Proposition 13 a property is assessed at its purchase price, and the assessed value can rise no more than 2 percent a year after that, so a home owned for decades is often assessed far below its market value. The tax bill itself is issued and collected by the county Treasurer-Tax Collector.

Building Permits and Inspections

Lompoc's Building and Safety Division issues building, electrical, plumbing and mechanical permits. All applications are now filed online through its Customer Self-Service portal, which also shows a permit's status. Counter staff are at 805-875-8220 and building@ci.lompoc.ca.us; inspections are scheduled at 805-875-8231 or in the portal. Since January 1, 2026, projects must be designed to the 2025 California Building Codes.

Small sheds under 120 square feet, fences up to 7 feet, low decks and cosmetic work such as paint, flooring and countertops need no permit; the full list is on the Permits Required page. Past permits and plans for a property can be requested from the city in writing.

Zoning and Code Compliance

Planning and zoning questions go to the Planning Division at (805) 875-8275. The city's code compliance staff investigate public nuisances under the Lompoc Municipal Code, such as overgrown weeds, junk, abandoned vehicles and work done without a permit, on a written complaint; the reporting person's identity is kept confidential. See the Code Compliance page.

Sheriff's Sales and Levies

When a court judgment is enforced against land or a vehicle, the Sheriff's Civil Unit carries out the levy and sale. North county levies go through the Santa Maria civil office, 312-O East Cook Street, (805) 346-7430, open weekdays from 8 a.m. to 4 p.m.; a levy and sale of real property requires a $4,000 deposit of advance fees under the 2026 fee schedule. Current sale listings are on the Sheriff's Sheriff's Civil Unit page.
