How Wyoming Property Records Work
Wyoming property records — deeds, mortgages, plats and parcel maps — are filed at the county level by the elected County Clerk. Wyoming has 23 counties, and each County Clerk's Recording office serves as the recorder of real-estate instruments [campbellcountywy.gov]. Statewide property-tax administration and parcel/tax-district GIS layers are maintained by the Wyoming Department of Revenue, Property Tax Division. The Office of State Lands and Investments publishes a statewide Land and Lease Map Viewer covering state-owned surface, mineral and grazing leases.

How Wyoming Property Records Work — Deep Dive
Wyoming uses County Clerks — not town clerks
Each of Wyoming's 23 counties has an elected County Clerk whose Recording office indexes deeds, mortgages, releases, UCC-1 fixture filings and plats. Campbell County's Recording office publishes its complete document-type list and acceptance rules online [campbellcountywy.gov]. In Wyoming, recording is handled by the County Clerk — Wyoming does not use the separate "Register of Deeds" title found in some Midwestern states (NC, KS, WI, NE, MI, MA).
Property tax & parcel GIS
The Wyoming Department of Revenue's Property Tax Division publishes statewide tax-district boundaries and GIS data layers covering all 23 counties — useful for cross-county valuation comparisons and locating the correct mill-levy zone for any parcel [wyo-prop-div.wyo.gov]. Individual counties run their own GIS portals: Natrona County (Casper) [natronacounty-wy.gov] and Uinta County both publish parcel-level interactive maps [uintacountywy.gov]. The county Assessor (a separate elected office from the County Clerk) values property and certifies the tax roll.
State-owned land and leases
The Office of State Lands and Investments (OSLI) manages roughly 3.5–4 million acres of state trust surface land (and a substantially larger mineral estate) on behalf of Wyoming's public schools and other institutional beneficiaries. The federal government holds about half of Wyoming's total surface area; state lands are a smaller fraction. OSLI's Land and Lease Map Viewer is the authoritative GIS layer for these holdings, surface leases, grazing leases and mineral leases [lands.wyo.gov]. For privately-recorded mineral conveyances and severances, search the County Clerk in the county where the minerals are located.

The Assessor’s office employees take courses to achieve Property Tax Appraiser certification by the Wyoming Department of Revenue.
If you do not receive your tax bill by the end of September, contact the Treasurer’s Office to request a copy. Statements are not mailed for the second half of taxes. The tax bill mailed in September is the only notice you will receive. Please retain it for your records.
